Marketing Plan:
1. Pre-Inspection. We will have the major systems in your
house inspected to reduce your risk of any surprises when
negotiating with a buyer and to make your transaction smoother.
I will pay for these inspections as part of my service to you.
2. Pre-Title Commitment. We will order (at our cost) a pre-
title commitment to reduce your risk of any title problems at
closing.
3. Appraisal. We will order an appraisal by one of our expert appraisers who know the area you live in-thus providing you with peace of mind on the price you set for the sale of your home.
4. Pricing. We will assist you with pricing your home based on a competitive market analysis. This will help you to set the best price on your home so that it will sell within your time frame.
5. Kentwood Marketing System. We will place your home on Kentwood’s website, DenverRealEstate.com Each home has its own custom webpage. Our in-house marketing department is phenomenal-heads and shoulders above any other company in Denver! Kentwood also utilizes its own intranet system which connects all 3 Denver offices to exchange upcoming listings, etc.
6. Relocation Program. Information on your property will be put in Kentwood’s relocation packages that go to major employers. This will increase your exposure to relocating buyers, accessing over 2 million homes in other cities; on the websites of The Leaders of Real Estate Companies all over the world: http://denverrealestate.com/relocation/
7. Kentwood Sign. We will place one of Kentwood’s eye-catching signs on your property.
8. Color Brochure. We will have your home professionally photographed and a full color brochure prepared. We will also prepare full color double-sided brochures as handouts for buyers. Kentwood is the only real estate Company in Denver to do all of it’s photography and printing in-house to assure you of quality control.
9. Brochure Box. We will place a brochure box on The Kentwood Sign. We will provide you with extra brochures to refill the box.
10. Lock Box. We will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home.
11. Multiple Listing Service (MLS). We will enter your home’s information into the MLS, giving your home exposure to 2,500 realtors in Denver, Boulder and the surrounding Metro Area.
12. Internet. We will enter your home’s information on Realtor.com,(www.Realtor.com) the nation’s largest real estate web site. Your home will appear on REColorado (www.REColorado) and our own website.
13. OBEO virtual tour-automatically links your home tour via a daily feed, to Metrolist, Yahoo Real Estate, Google, Craigs List, and more…
14. Fax/Email to Top Realtors. We will fax/email your home’s brochure to the top 200 Realtors in our market. We can also submit your home to our “Heavy Hitters” flight sheet- your brochure is sent to approximately 1,000 realtors in the Denver Metro Area.
15. Mail to Neighbors. We will mail your home’s brochure to the 50 neighbors closest to your home.
16. Personal Contact. I will personally contact the 20 neighbors closest to your home to get their ideas on prospects for your home. In addition, I personally contact at least 50 people a week throughout the community.
17. Counter Display. We will prepare an informational notebook containing most things a buyer will want to know-survey, school information, utilities, homeowner’s association, pre-inspection information, contract,etc. This information will give buyers the confidence to write an offer.
18. Open House. We will hold your house open (with your permission). Three days before the open house, a sign will be placed in front of your home promoting the open house.
19. Newspapers. Your home will be advertised in our local newspapers reaching a readership of over 572,201 people.
20. The Kentwood Gallery. Your home will be featured in our premier brochure that is currently sent out to selected areas in Denver, and is an insert in the Sunday Denver Post once a month reaching up to 134,595 people in the Denver Metro Area.
21. Weekly Contact. We will contact you weekly via email, phone and letters to give you an update on the marketing of your home, and to answer any questions you may have. You will receive automatic feedback from showings via our exclusive Showing Desk service.
This marketing plan shall become a part of the listing agreement.
